Las Cruces launches largest affordable housing project to date

Posted

Officials from the city of Las Cruces and Doña Ana County broke ground on a 144-unit affordable housing development on Oct. 10, with plans to double the development later this decade.

The development of Peachtree Canyon Apartments is the largest government-backed project meant to increase the supply of affordable housing in Las Cruces. Part of the funding stems from a voter-approved affordable housing bond.

“This will ensure affordability for decades to come,” said City Councilor Becky Corran.

The development is located on Las Cruces’ far east side, near Mesa Middle School, on the corner of Peachtree Hills and Jornada Road in the Metro Verde community.

Corran pointed out that Las Cruces estimates the city is 5,600 units short of meeting housing demand. That gap creates higher prices for existing homes and causes many people who can’t afford housing to become homeless.

“We are committed at every entry point to ensure that we are addressing housing and homelessness in our community,” Corran said.

Corran also said the development would not have been possible without the support of the voters who approved the GO Bond in 2023: Doña Ana County, New Mexico Housing and Community Development Corporation, the Thomas Development Group and the Housing New Mexico Mortgage Finance Authority. Ultimately, the cost of the project is about $40 million.

Once complete, the development will offer 72 one-bedroom units, 60 two-bedroom units, and 12 three-bedroom units. Amenities include pickleball courts, swimming pools, playgrounds and a community building.

The city plans to add another 144 units to the development starting in 2026.
